1

Get Ready to Sell Your Home

What are your selling goals? Are you trying to have your home sold by the end of this month, or the end of this quarter? Do you want to buy a new home at the same time, or wait until you have proceeds from your current home sale? In order to make your entire home-selling process a little easier, begin by identifying your specific goals in selling your home.

Once you figure that out, it's time to get your home showroom-ready! You better believe that potential buyers will be scrutinizing every detail of your home, which is why it's so important to use successful home staging techniques. In fact, here are a few steps you can take to clean and declutter your home.

2

Choose Your Realtor

You can't list your home with just anybody. You deserve a Realtor, and a real estate experience, that's custom-tailored to fit your unique needs. Don't risk losing out on your hard-earned equity by choosing a Realtor that's not up to the task!

Our team is comprised of real estate professionals with years of experience helping Central Ohio homeowners earn a phenomenal return on their investment. With unparalleled expertise, in-depth market knowledge, and committed customer service skills, we have everything you need for a profitable home sale.

3

Get to Know the Market

What's a great way to begin researching the Central Ohio real estate market? See what homes in your neighborhood are selling for! This will give you a great idea of what your own home is worth, and what you can expect during the selling process.

4

Price Your Home

The most important part of selling your home is pricing it correctly. Price it too high and you risk it sitting on the market for months. Too low, and you risk losing out on your hard-earned equity.

That's why choosing the right agent to work with is crucial. They'll be able to price your home correctly the first time. By using neighborhood sales report, current market trends, and their own specific Central Ohio expertise, your agent should be able to determine the most competitive listing price for your home.

5

Put Your Home on the Market

Time to officially list your home for sale! When you work with the Shaffer Team, you can trust that we've already come up with a cutting-edge marketing strategy custom-tailored to sell your home, specifically. We don't believe in "cookie-cutter marketing." We'll come up with a creative game plan guaranteed to deliver results.

This includes featuring your listing on our website, reaching out to interest clients, and saturating the real estate advertising world with your home.

6

Make Your Home Available

There's a delicate art when it comes to showing your home. Too many restrictions (such as when your home is available for showings) restricts buyers — meaning interested buyers are less likely to see your home because your availability doesn't match their availability.

To truly sell your home quickly, and for the most amount of money possible, you need to be sure your home has a lot of showing availability. Similarly, while your home is being shown to potential buyers, you'll want to make yourself scarce. Potential buyers need privacy in order to actually see themselves living in your home. If you're there, they can't freely discuss your home's price, location, or amenities with each other.

When your home is on the market, the more buyers who tour your home, the better. We'll handle all aspects of the showing and give you feedback afterwards.

7

Negotiate the Best Price

You've finally received an offer! However, it isn't time to celebrate quite yet. First, work closely with your Realtor to determine whether or not you need to negotiate. If you receive more than one offer on your home, you may not even need to negotiate.

It's also important to have your Realtor negotiate with the potential buyer about repairs, the closing date, contingencies, and any other conditions they may have for buying your home.

8

Close and Move Out

It's closing day! This is the day when you officially transfer your home to the buyer, pay any closing costs (commission and attorney fees, to name a couple), and receive the money from your home sale. Cha-ching! Congratulations, you just sold your home.
